RA Nichols suppose to install new gas pipe to second floor stove. I was told to get my contractor to take down some cabinet and the exhaust fan in this kitchen. Last Thursday they were in the house for the job and I was not on site. In the afternoon, they called me ask for payment. I told that I will be back the next day and can pay them then. But they insisted that they need to get payment from me that same day that the job is finished, so I paid by my credit card, with the understanding that the job is finished. When I get back to check, I realized the job is not finished but I did not realize on how much they left undone as I did not get up to the attic to check. Since then, I have called several to ask them to come and finish the job. First they told me that they will come and check and finished the job today (Wed). Tuesday afternoon I got a call saying that they are not coming. I asked why and they said they will call me back and of course no call came back. This morning I went to the property to wait in case someone comes and called to ask again. They simple told me that no one will come today. As I thought that they only missed the part of the job near the gas meter in the basement, I asked my contractor to come and put the cabinet and exhaust fan back. I asked him to check in the attic to see how the pipe was laid and he took a picture for me—the pipe is simply open in the attic, no where near the kitchen and the stove! Finally I realized that they just did less than half of the job! I called they again and this time got the owner on the phone. The truth is that they are short handed and they did not finished job. And they can’t do it this week and I have to wait until next week. I asked about the cabinet and exhaust fan I took down and put back—-what I suppose to do? Take them down again? The answer I got is that I do not have to do it. Then what on earth they asked me to do this before? It cost me time and money. So I am patiently waiting for next week and only hope that they can finish the job.

*IF DIG PROCEEDS EMERGENCY MARK OUT FOR ENTIRE PROPERTY Tech attempted to snake the line however snake fed into the line full length of 100 feet but blockage was not cleared. After attempting to snake the line without success and Camera inspection with location was attempted however camera would not surpass approximately 5 feet into the pipe. Hydrojetting was attempted as well but had the same results as the camera. After discussing with customer he will discuss with wife about digging for clean out in the driveway. He said he will call back this weekend to let up know to start the process for Monday. If he goes forward with the dig, we will credit the charge of jetting towards the dig.

Customer showed tech to master bathroom and explained that an inspector had pointed something out underneath the sink. Tech found that it was a chrome trap , with duct tape around the rotted out parts of the trap. Customer was informed that it needed to be replaced as well as recommending a new pop-up be installed. Customer authorized repairs to be made, tech installed new pop-up as well as a new PVC trap and tested for leaks and function ability on repairs made. Once work was complete and sink was tested tech found that there was a leak coming from both the hot as well as the cold supply lines. Tech attempted to shut off the angle stops and had difficulty turning the valves which started to drip from the stems. Tech went downstairs to find the Watermain to the house and attempted to close the gate Valve on the street side of the meter, However was unsuccessful on turning the water off. Tech snaked out tub drain removing hair and grease. Line has sufficient flow, however leaking tub spout blocks water partially from draining allowing slight pooling near tub drain when shower is in use. Tech is to return tomorrow to replace the tub downspout, as well as the grid strainer for the drain, and possibly the shower head.

Tech adjusted toiletnflapper chain tightening tension. Customer declined a new toilet handle at this time. Old faulty thermostat had power turned off at breaker, cut out and removed. New Honeywell non programmable thermostat was installed. Tested and working without issue at this time.

Tech arrived and was shown to downstairs bathroom by customer. She explained that with her new vanity that Lowes had sold her with installation, was holding water between the base of the sink and the ring for the pop up. Tech explained to customer that after looking at it, the diameter for the pop-up was too big and would not allow it to sit low enough on the sink allowing all water to drain out. Customer explained that she wouldContact Lowe’s and see if they would come and fix the problem prior to having our RA Nichols come back and install a new pop up as well as a new lav faucet that includes a trip lever. Customer had also requested tech install a new customer supplied Lav sink faucet for the upstairs common bathroom. Tech discussed pricing and procedure and was given authorization to complete the work. New faucet was installed and tested there are currently no leaks or malfunctions at this time.

Technician removed old broken insinkerator garbage disposal and replaced with a new or similar model insinkerator garbage disposal. Unit was then tested for function ability and leaks. Customer was shown how do use system and given registration forms to submit to manufacture. No malfunction or leaks at this time.

Technician arrived and customer explained that over the past week her husband had noticed the floors in the downstairs powder room were wet, as well as the floor being wet in the closet with the water meter on the other side of the wall. Tech checked all fixtures in the powder room. Finding only a small drip on the lav sink cold water shut off valve. Upstairs all fixtures were running properly and leak free except for the lav sink cold side as well. Tech asked customer to look at the Appliances in the utility closet, finding that the hot water heater had water coming out of the cold inlet as well as the hot inlet underneath the jacket. The water had pooled up on the top, dripped down the backside of the tank, and was flowing underneath the powder room and the water meter closet. Customer was made aware and tech offered to replace the hot water heater, however the customer declined and explained pseg was going to replace the unit under warranty .

Tv inspection of the main line from the area of excavation at back left corner of house. Techs inspected from pipe entrance out approx 10 ft to city main. No breaks or major blockages, however build up was noticed and brought up to customer ,with explanation of it possibly flushing out once line is in use or line may need to be hydrojetted to clean line and prevent blockages.

1st floor toilet needs new handle. 3rd floor, one toilet (room towards front of unit) needed a new flapper and fill valve given explanation of customers complaint and techs observations of operation. Which was rebuilt on this service call. Toilet is properly functioning without leaks or issues. *awaiting approval of landlord The other toilet (3rd floor back of unit) recommended rebuild due to fill valve showing signs of leaking . Basement toilet recommend rebuild as well due to fill valve showing signs of leaking and not properly shutting on and off. Tech observed all toilets are American standard and similar in age and models. It is recommended all toilets be rebuilt given age , wear and tear of normal use and signs of deterioration of parts.

Some dust is starting to form on blower wheel but is expected to due to age. Pressures are good reading 10 on sub cooling which is right we’re it needs to be.
